NYC Rent Guidelines Board Approves 2025–2026 Rent Increases for Stabilized Units

The New York City Rent Guidelines Board has finalized rent adjustments for the coming lease year. In a closely split 5–4 vote, the Board adopted Rent Guidelines Board Order No. 57, which governs renewal lease increases for rent-stabilized apartments and lofts beginning October 1, 2025, through September 30, 2026.

Under the newly approved guidelines:
One-year lease renewals may increase by 3%
Two-year lease renewals may increase by 4.5%
These adjustments apply to all rent-stabilized apartments and lofts with renewal leases commencing during the effective period.
